Brunswick County is considering expanding its zoning options to include more low-density areas following the elimination of Southport’s extraterritorial jurisdiction (ETJ) by the North Carolina General Assembly. This change transferred planning authority over nearly 2,000 acres from Southport to the county, raising concerns about the compatibility of county zoning with the previous Southport regulations.

During a recent commissioners meeting, county officials expressed the need for more flexible zoning tools to better serve areas like the former Southport ETJ. Currently, the county’s zoning does not offer low-density options, which some residents and developers have expressed interest in. As a result, county commissioners are looking into ways to broaden their zoning categories to address these needs.

The county is also in the process of modernizing its Unified Development Ordinance (UDO), a comprehensive project expected to take over a year. The update will include public meetings and could result in the expansion of zoning districts to better align with local needs.

In the meantime, residents of the former Southport ETJ received some relief as the county voted to waive permit fees that had already been paid to the City of Southport before county zoning went into effect.
