Hi, I’m Kate Ienna here at Discover NC Homes, and today I’m with Jordan Carter of Secured Choice by Motto Mortgage, and she’s going to tell me a few products that she’s currently offering and what sets her apart.

Jordan
As Kate said, I’m Jordan with Secure Choice by Amato Mortgage. We are a boutique lender, as I like to say. We’re a one size fits all. We offer a variety of products that traditional banks or lenders can’t do. We have bank statement loans for self employed borrowers. We have an investment property purchase no income verification for as long as the fair market value rent on that investment property will cover the debt, we do not have to verify the borrower’s income. We also do investment property construction of perm loans. It’s a one time closed construction of perm. So we do primary, secondary, and investment properties. We also can finance anything from a single wide to a custom build. So whatever your borrowers may need, your clients may need, we can help.

So what sets us apart is that we’re able to have really quick turn times. Also the relationship that I establish with my borrowers, I want them to feel like they have a partner in the mortgage process because the mortgage process can be a very trying process. So we offer amazing customer experience, quick turn times, and our technology is really good. So they can upload their documents, everything is at a fast pace, and we can close early most times, and it’s very, very quick.

Kate
That’s great. It’s always nice to have a seamless transaction for everyone. That’s wonderful. You offer so many different types of products for different types of buyers. So that really does set you apart.

Jordan
So with the rates being like they are right now, they are starting to come down, but we just don’t know the trajectory of when they’re going to do it or how fast they’re going to do it. So we do offer a lot of buydown options. It might be a good way for your seller to push the property a little bit more. They can offer seller concessions to the borrower in order for the borrower to do the buydown. We have a 3, 2, 1 buydown, a 2-0 buydown, 1-0 buydown. This is a good way for your borrowers to feel comfortable within the first year of buying a home. Also it’s instant equity. And if you have a home that the seller is really trying to push and they’re having a hard time, your seller can offer concessions to the borrower for that buydown. So the borrower will feel comfortable with the payment.

Right. And you want everyone to feel comfortable in this transaction.

Jordan
Yes. And then, in a year or two when the rates do go down, we have a better idea of where they’re going to stand. Then they can refinance.
