I wanted to talk a little bit about home inspections today before you list your property. Traditionally a lot of us thought that it really was kind of a waste and time to get a home inspection done beforehand.

 

And we all thought that because home inspector A, which we’ve hired, comes up with a list of things to do. And then when your home is actually under contract home, inspector B comes up with a whole other list of things to do. So it was almost viewed as not a waste of time, but you are going to have two different lists in certain markets now.

And especially this year with buyers much more aware of things and in a market moving so rapidly, I’ve kind of changed my thought process on that. And it’s going to depend on the year that your home was built. And again, there is no set year, but, for example, St. James marketplace might be a different year built than Oak Island, or again, Boiling Spring Lakes.

But I’m now recommending that maybe we do get a home inspection done. And this is why in this again, home inspection before you list your home.

Number one: areas like attics, crawl spaces that you’re not in every day- we don’t know, you don’t know if there’s a problem. So a home inspection will investigate this and show us if there’s a big problem.

And the second reason is I’ve had a lot of fallout in contracts this year, meaning that the home’s under contract, home inspection happens and there’s too many items in the buyers, or they’re perceived to be too many smaller items that ends up being a big problem. And I think by doing this home inspection, we can get the big issues done and the little issues done prior to.

And my advice is on this is you get the home inspection done – you do not share it with the buyer. You don’t share that you’ve got the inspection done, but you get it done, you do all the items on the list, or at least many of the larger items on the list and now you have peace of mind, your broker – we have peace of mind that we’ve had a professional come out ahead of time, look at this, and hopefully it does greatly minimize the second home inspection that the buyer will do while it’s under contract. But more importantly, it really minimizes the buyer wanting to walk away because, again, hopefully those problems have been taken care of.

So again, it’s kind of a shift in my thinking, but I think it’s very important to do: it minimizes the larger problems, it minimizes the smaller problems, but most importantly, it’s going to help keep the transaction together throughout the due diligence time period.
