Good afternoon. This is Nolan with Discover NC Homes and Owner’s news. Today I wanted to discuss home warranty – when a buyer should ask for to purchase it and when not to, through their perspective.

Home warranty it’s sort of third-party company, and they usually range in price from $500 to $700 and it protects for one year various components of the home: maybe the HVAC system, some appliances if you really read through them. But that’s generally what they are.

As a buyer, it’s a very easy ask during a negotiation to do that. So if you are a believer in a home warranty and you want one, definitely during the negotiation with the seller, ask for one. A lot of sellers, well… some sellers actually offer them. A lot of sellers are prepared for them to be asked. So again, it’s just, it’s an easy ask.

As a buyer too, though, make sure you include the ad-ons with the home warranty. A basic home warranty will cover basic things in the house, but an add on, for example, on an HVAC system, that might be an add on in itself, for older systems or units freon might be an add on, so you really need to read the fine print and know what you’re getting.

Just as a home user of some home warranties I’ve had over the years, sometimes I’m disappointed when I think something is covered and then I didn’t purchase the $110 add on so it’s not covered.

So again, as a buyer, it’s a real easy ask. Do it during the negotiation, you can always purchase one on your own if you wanted to. And I think the correct time to do it is again, ask easy negotiation.
