Hello and welcome. This is Nolan Formalarie with Discover NC Homes and Nolan’s news and today I have Tyler French with me of the Catalyst Home Inspections (https://www.catalysthomeinspections.net).

Thank you for coming and joining us today. Tyler is a great home inspector. What I really like about him again is he takes his time and explains to my buyers the hazards of whatever is written up in the inspection, if it is truly a big deal or if it’s just more of a precautionary measure, how to fix it, things like that.

But today really simple, but very important topic. And again, we were just talking earlier how astounding, how many homeowners don’t know how to shut their either a) electric off to the house, and b) water.

One thing I love about Tyler’s inspections is he always points that out in them, but please kind of talk to us about the importance of that and that sort of thing.

Tyler
Sure. With every home inspection we do at capitalist home inspections, the two main topics I love to hit, like Nolan alluded to: making sure you can turn your water and your power off.

We are coastal, we do have hurricanes and events that can cause significant damage. It’s always important to know how to stay in front of your utilities.

So the two big things:

1. The power switch – this can be sometimes exterior, sometimes interior, depending upon how the electrical configuration of the home is. So I always like to show where to kill power

2. Water – can be turned off depending upon the home, again, usually in the garage or always by the street, where the actual water meters is. You can use something called “the street key” that turns the water off at the street.

Nolan
Okay. And I think it’s a common misconception, well, at least among – sound bite: we’re sitting in a very new home right now, there’s a water shut off right in the garage, a half a turn on the little yellow lever thing and you’re done! But a lot of homes don’t have that. So you literally do need to go to the street to do it.

Tyler
Correct. You’d want to go to the street and it’s important for the simple example of a supply line breaking and not understanding how to turn your water off – you will be standing there watching water pour all over your home and no homeowner wants that.
