Hello and welcome. This is Nolan with DiscoverNCHomes and Nolan’s News. Today I want to talk about new housing in St. James. There are three new development areas, which is actually rare because the community is almost built out, available places left in St. James.
So the first one, which – everyone knows about – are the Logan town homes called The Towns, over on Oceanic between Seaside and the end of The Reserve where Marshfield is. Great product, they are duplex townhomes. They span between 1,800 – 2,400 heated square feet. Really nice open layouts. There’s two different types of layouts and the price point on these, on the smaller end is going to be in the very high fours and if the sunroom and the bonus room are finished, you’re looking at about 2,400 heated square feet, and that ranges in the $520,000 – $540,000 range. There are only a few left, I think there’s just one more street that they’re gonna build, but it’s a great way to age in St. James if you’re done with your larger home to downsize. Two car garage, so very nice product.
Second, we learned a few months ago that Harbor Walk right next to the marina -these are 3BR/3BA condos. Those are going to be starting and I think there’s three or four more buildings that they’ll be building. Price point: surprisingly, sounded a little high to me, but it’s gonna be in the low-to-mid $600,000 range, but beautiful layouts, each bedroom has its own bath. These range about 1,800 – 2,100 heated square feet. So those should start construction in the fall time period.
I had a lot of questions from clients about what’s gonna be built behind the Reserve Clubhouse. At first it was town homes – that’s actually what the rumor was. I actually called over to the town of St. James and what I’ve learned: it’s gonna be between 10 and 14 single family homes, kind of cottage style homes running 2,500 heated square feet. Rumored price point is gonna be $800,000 – $850,000 range. Nice location.
