Of course, I am here every day.

Nolan
You are. That’s not a bad thing, I like that. So we want to talk about the market today and how inventory, which we think is a positive thing, is starting to free up. Kate’s going to talk about the buyers, but first I want to talk about sellers

So we are still in a very good market. Every marketplace within Brunswick County: Boiling Spring Lake, St. James Plantation, Oak Island – my point, at least to sellers, is: “Now is the time, if you’re going to sell and you still want top dollar, to put your home on the market.”

We know the negatives out there we’ve talked enough about them. Interest rates are going up, stock market’s going crazy, war in Ukraine, etc. We’re still in a good market. We’re going to be, I think, all summer and I think into the fall. So from seller standpoint, get your homes, get your property on the market.

But from a buyer standpoint, Kate, this is where I want you to talk about.

Kate
Well, the inventory has really opened up. So I feel like the buyers can really have a lot of opportunity to jump in now.

Nolan
Yes, we’ve seen that. In some of our marketplaces we’ve seen almost inventory double in the last month, which is good. We’ve started to see some decrease in price or leveling out, but again, there was inventory out there is inventory where there just simply wasn’t.

Kate
No, there wasn’t and people were just waiting for there to be inventory. So now, now here it is!

Nolan
Exactly. And just one more tidbit to the buyer: the feds have met three or four times this year already, interest rates at the beginning of this year were about 3.25%. Now they’re at 5.25%. How many more hikes do you think there are?

Kate
I don’t know. I guess I think it depends on the stock market. It is going to be one or two more.

Nolan
So point is to buyers: get it now!
