Hello and welcome. This is Nolan with Nolan’s News and DiscoverNChomes and as always a thank you for having us. Today I wanted to talk about the market sellers and a place to go. We are still down at literally record low inventory, here in Brunswick County at least. And the market is still very active with buyers coming out wanting to purchase.
One of the biggest problems right now is where are they going to go? Where do you go? And there’s the certain panic period, because if you sell and you don’t have a place to go with other limited inventory, wherever you’re moving to, whether it’s locally or out of here, it’s a tough spot to be in
I wanted to talk about how we’ve overcome that this year. First thing is – and this is the most preferable to a seller -there is a form called “seller possession after closing.” So at DiscoverNChomes we’ve been successful in negotiating two to four month lease backs, if you will, after you have closed. So the good thing is you’ve already, as a seller, closed on your property, you’ve already completely funded it, you are paying rent, but we’ve been able to go create a time period of two – four months for you to take a breather and find your next place that you’re going to go.
We also have another option, with our company we own. We have a property management branch where we have many rentals and right now we have inventory of two homes and a condo. So we’ve got you covered there. If you’re staying locally or you don’t know where you’re going yet, we can find you a six month – a year long place to stay. So you can, again, take that breather and know where you’re going. We need more inventory.
That has been one of the seller’s biggest objections this past year is where am I going? What am I doing?
