Hello and welcome. This is Nolan Formalarie with Discover NC Homes. And today I have a very special guest with me, Aimee Kidd. She’s our exclusive stager in our company. I believe a great deal in staging, so that is why she literally, any listing that I get, she comes with me and helps us out.

So Aimee, thank you so much for being here today.

So Aimee, does a staged home sell faster than an unstaged home?

It does. According to realtors, a staged home can sell up to 75% faster than an unstaged home.

That’s fast! I like that. Okay. What exactly is staging? Is it going in and tearing out bathrooms and kitchens? Explain what the process is. What is it?

Staging is basically taking your home and turning it back into just a house. It’s important to take away the personal items that you live with every day that are personal to your family, like family pictures and remove them so that when a potential buyer walks through, they can envision their stuff in your home.

I agree. It’s so important. I’m the one of my own worst enemies when I go into a home and I see a wall of family pictures I will literally look at the pictures and try and put the entire family together. And then, you know, your focus is not on the home so much anymore as putting the family together.

That’s right.

So that definitely makes a lot of sense. Does a staged home sell for more money then an unstaged home?

It does! Actually various sources say that a staged home can sell anywhere between 2% to 8% more than an unstaged home.

That is phenomenal! And again, that’s why I believe in it because it’s less time on the market, it sells for more money and, you know, from experience with me and with us, you know, we go into these homes and sometimes people have lived there for 15, 25 years. So just the sales process is scary to them, never mind, you know, rearranging their life almost. And you do such a great job with walking people through the process. Cause it is scary. But how do you do that?

Selling your home after you’ve lived there for a long time can definitely be intimidating. I think the important thing is understanding again how a client lives in their home and then also helping them to understand that turning your home back into a house is important. So in order to do that, I know that that can feel a little intimidating, it can be a little scary at times, but it’s very important because as you have a potential buyer that walks through the home, they need to envision their belongings in your home and not focus on that family, that family wallet pictures.

I agree. It needs to be as neutral a palette as we can create. So anyway guys, that’s definitely, you know, why I believe in this. It’s part of my sales process, my listing process, literally everyone who comes to Discover NC Homes has this opportunity to work with us. We sell faster, we sell for more money, and who doesn’t want that when they’re selling their home?
