Winding River, hello and welcome. This is Nolan with Discover NC Homes and Nolan’s news. I wanted to do a newsletter specifically for the community. And first talk about the lack of inventory and the fact it is a sellers market. I compared three years worth of data and just took a snapshot of January.
So, in 2019 in January, there were 24 homes on the market. In 2020, there were 26. 2021, so January of this year, we’re down to 10 homes on the market. So the number of homes available has literally been cut in half. We see the same trend with home sites in 2019, that were 90 home sites for sale, 2020 – 86, and in 2021, there are 61. So we’re down a third of the inventory on home sites, which is just amazing. And it’s a trend that’s across the board, but Winding River is truly a seller’s market and it’s booming in there right now.
I absolutely love the community. I’m a land owner in there for those of you who don’t know me, I use the amenities all the time. It is. It is beautiful. It is first class. I think it is one of the best kept secrets in Brunswick County. I truly believe that for the amount of HOA or POA money you pay in a year, you truly get the best amenities out there. And when we’re working with buyers, we really make a point to sell that fact about the wonderful community.
Home prices are also way up. So the point of all this is now is the time to sell if you’re looking to do it. I would say from now until maybe the end of the year, we have a short window, but we have never, ever seen in my 15 – 16 years of real estate inventory this low. And I spoke with some agents who have been part of the Winding River market for 20, 25 years or 20 years, at least snd it has not been this low.
So, just wanted to make that point. Also just quick note, pet peeve. I hate when people call your home “inventory,” it’s your home, it’s your Safe Haven. You’ll catch me doing that and I don’t like it, but we really treat your home with respect. It’s not just another piece of inventory to be sold.
