Hello and welcome. This is Nolan with DiscoverNChomes and Nolan’s News and this goes out to Winding River Plantation. I wanted to look at some of our numbers compared from January 1st to March 2nd, 2022, comparing the same time frame January 1st to March 2nd, 2023.

Overall, Winding River is doing very well. There was a total of 8 sales last year. Again, this is just for homes and condos. This is not including land. There was a total of 8 sales last year in that time period.

This year there has been a total of only 5 sales. Sales are down because total right now, there are only 5 town homes on the market in Winding River. Our inventory is still at a really big shortage compared to where we were even a year ago.

We have an average sales price, again, this is for homes, condos and town homes – last year, 2022, of $589,000. This year we’ve slipped a little bit, but it was because there was some million dollar sales last year. This year in Winding River, $563,000. We’re still doing very well, but some of those million dollar sales skewed the number.

Good thing to look at is price per square foot. Again, brokers, buyers, appraisers, we all look at this as kind of an underlying common denominator, how to value a home. In 2022, from January 1st to March 2nd, the average price per square foot was $198. This year, in 2023, we have jumped to $237 a square foot.

So even though our average price was down, our market still has increased. So what does this all mean? It means we are still in a great shortage of inventory in Winding River.

Sellers, if you’re looking to put your home on the market, this is as good a time as any, maybe even better than it was last year and the year before, because we are still experiencing the shortage of inventory.

Buyers, I don’t know what to say… Maybe get in, inventory is still there, limited inventory, but it’s just we are still in a very strong market.
