RiverSea Plantation, welcome. This is Nolan Formalarie with DiscoverNChomes and Nolan’s News and just wanted to take a quick look at our comparison market.

Very short time period right now, but from January 1st, 2022 to March 2nd, 2022 compared to this year, 2023, we are looking at single family home sales right now, and the values have skyrocketed in our community, which is a wonderful thing to see.

The number of sales last year, from January 1st to March 2nd: we had a total of three sales. This year we have a total of two, and inventory is down from where we were last year. The average sales price in RiverSea was $503,000 in this time period last year. We have jumped almost $100,000 in price point to our average sales price this year, being $597,000. So, in a year’s, again, I know this is just a glimpse of a few months, but in a year’s time we have jumped almost $100,000.

The price per square foot, which again, brokers, buyer, sellers, appraisers all look at, in 2022 was $229. This year so far with our sales comps, we have jumped to $257 price per square foot.

So, point out of all this is inventory is down, prices are up. So, if you’re thinking about selling, you are still in the driver’s seat. We’re still looking at a very strong market within this community. So, now is the time.

Buyers, you keep looking, which is great, and maybe get on before it’s too late, but our marketplace is just doing phenomenally well in RiverSea Plantation.
