Good afternoon and welcome. This is Nolan with Discover NC homes and Nolan’s News. I want to talk to you about if your home is on the market and you’re getting showings, but you’re not selling. We’ve seen that in this marketplace over the last six to eight months.

Historically, if you were overpriced, you were not going to get showings on your home. So you bring the price down and all of a sudden you get showings. Well, we’ve had a number of homes on the market that are priced correctly, but they’ve been getting a number of showings over the last six to eight months.

I think part of this is our transition between a buyer’s going into a sellers market, if we’re not already there! Buyers are going to be a little bit more selective, but the less inventory, you have a mass amount of buyers coming to look at what, what is on the market period, because there is less inventory.

My suggestion is hang in there. If you’re getting the showings, you’re priced correctly. I still believe that even in this market, you might be on the higher end, but you’re still in the range that you’re getting the showings. So a price reduction can always accelerate a sale, but again, if you’re in there and the showings are coming, just try and be patient, our marketplace will eventually, it will sell your home because of the limit and lack of inventory.
